Madison shows us we don't need the six-percenters.

Duh! I sold my home without them. A lawyer took care of all the nasty paperwork, even closing the place for us while we were out of town. Total bill, well under $1,000.

Stay tuned for ridiculous FUD from the NAR.

Let us note that there are some honest and thoughtful RE clerks out there, such as this one, who believes the NAR's bunk about higher selling prices is a bad strategy.

“We’re trying to tell the public that they pay 16 percent more if they use us?” said an exasperated David K. Stark, owner of the Stark Company, one of Madison’s largest real estate firms, when asked about the national association’s claims. If that were true, he said, “all buyers should shop FSBO.”

The entire RE industry blows my mind.  I was hoping that the internet would open it up a little, like it did for insurance, but it's taking forever.  In June of last year my old landlady offered to sell me the Main Line apartment I was leaving for $210k.  It's 650 sq. ft.  When I told her that I had seen on zillow.com that she had bought it six months before I moved in (Jan. '04) for $99k she got mad and told me not to mention that website to anyone coming to look at the place.  It's still on the market and she's down to $155.

Wow. I'd have carved the date and price of last sale into the ceiling and walls.
