How long before we see the gov start up a new incentive program to get people buying houses again?

My guess is by the end of September we will be hearing about some new package to get these numbers inflated back to un-reality again.  Anyone notice the homebuilders starting to feel the pinch again?

They'll announce it in July, but I'm not sure when it goes into effect.

I'm not sure what they'll announce, but I'd guess that they won't renew any kind of tax credit.  This would send a clear signal that any recovery is not self sustaining, and the market would crash.  It will have to be more subtle...but even without the tax credit, the housing market is still on life support.  If mortgage rates ever rise, home prices will fall much further...
