Real EPS fell to $0.09 on a diluted basis in Q1, 2007, compared with $0.63 in the first quarter 2006, primarily due to lower gains on property sales. Funds from operations (FFO, which is a non-GAAP financial measure) was $0.74 per share, vs. $0.68 per share, in the first quarter 2006, beating esrimates by a penny. Which number should investors focus on?

I think the collapse of the housing market will eventually lead to lower rents and lower FFO. Falling real estate prices will lead to slower growth in book value, and possibly to GAAP losses in the future.

Just one question. Where do you think all of the people who are loosing their homes are going to go? If they are not in houses then they will have to rent. More people renting more money they can charge for rent. Look at the 80's and 90's. Rent is inflationary at this point. maybe you need to rethink your position. If you don't think I am right they try listening to cramer and susie orman. They will both tell you the same thing. Good Luck. Lynda.

The supply of housing and apartments will prevent rent inflation. in the 80 - 90 high interests rates prevented over building. They are still building due to the low rates.
