As new buyers' purchase less real estate over the next year, REITs like ASN and AVB are well positioned to reap the benefits. There will likely be more demand for rentals, rents will rise and these REITs will benefit.
Wrong thinking. The above-average demand for houses last year had nothing to do with renters moving to home ownership. It was homeowners buying from other homeowners.
Those that can afford rents in places like AVB can also buy their home. Look for a big disappointment in Q2 and Q3 with increased vacancies and a dividend cut as early as Q4. I'd take profits now, afterall they have been quite obscene in comparison to other REITs.
