Fear and Greed- Ok, so we're in the fear cycle. That's fantasitic! I love sales on stocks. This company has all the fundamentals in place to weather a storm. The inevitable tax break for home purchases is a few months away but it will be a circut-breaker reset for greed. In addition. When the millions of undocumented persons are forced out of the underground economy and have the protections of citizens, home demand will grow very quickly when all that money comes out from under their mattresses

What? You're assumption is that illegal aliens will save the US housing market? Are you kidding?

Your thought process has teeth. Illegal aliens in many instances are very wealthy individuals and businessmen who are here because the US Govt never objected their precence in the first place (mainly to woo voters who support illegal immigration). I don't agree with that policy but that's probably how it used to be. However, since 9/11 the number of wealthy illegal aliens has reduced, because many have chosen to take their wealth and migrate to Canada, UK or back to their home countries. Finally, I do not hear any govt proposal currently to provide amnesty to illegal aliens. And as far as professional legal Aliens, many come from India, and they are less and less interested in settling in USA, because India is booming. So, that part might not bode well for housing market in USA. DHI however has a negative profit margin, so I am not sure why they continue to sell properties at a loss.

In order to buy a home you need the INS immigration processing form (torch Letter). If you dont have it you cant buy unless buying as a foreign national. Foreign nationals need 20% down payment NO EXCEPTION.I live in a very high population density of illegal immigrants, and they may have a little money put away, but they will stuff about 12 to a home. Building illegal construction of small aparmtnet studios they call "Efficiensis" where they make a little bathroom and kitchen, all illegal construction.So unless you don't mind your single family neighborhood have homes with 7-8 cars parked out front, then yes you are right.

This isnt about fear and greed. These stocks have huge negative earnings, and its not near a bottom cause we have several more years of nasty mortgage resets to go. Also the most important part to note as they are more exotic than subprime and ARM which have existed for sometime. The result is the risk calculations on those loans will be much worse as well as the losses and no ones talking much about that.
