Virtually no new development competition in the enclosed mall world will lead to an opportunity to see above average rent growth over the long term from the incestuous "mall retailers".





Bernie, CFO, promises 5% NOI growth and while that may be overpromising a little this company will not underdeliver over the long haul. Short term is subject to the wall street whims but at $40 and a 52 week low this is a sure fire long term play!
