The Problem: Yield at 17%+, trading near 52 week lows, heavy insider buying (191,653 shares from June-Nov.2007), institutions own 80%+, no problems in conference call, dividend seems secure, no sub-prime exposure, very experienced management, beaten down, out of favor and short interest of 28% of the float. What to do, what to do - should you BUY - Bet on Management or SELL - Bet on Short Sellers ? The Solution: "BET ON MANAGEMENT - BUY", he yelled, then sat back, poured himself an adult beverage and collected dividends.The Disclosure: Long, real cost $ 8.30 per share for a yield of 17.35%.

This is going to be one of picks, but not yet. This stock has not yet hit bottom. Probably around the lower 7's or upper 6's if more bad news from the financial sector doesn't drag it down further.

Oh is that a problem? Well then, let me compound it. I didn't realise that it had institutional ownership of 80%... because insiders own 17% of it!!! Hello!You can bump the yield up another 10% a year if you are willing to sell covered calls on it. I love the long term price potential on this one, but wouldn't expect it to stay above $10 for long, as long as everyone's in a tissy about the homebuilder/mortgage/real estate thing.
