We're building 1 million new homes, we're selling 500K of those new homes. Excess supply of 500K (annualized). Housing prices will continue to be pressured as seen in the home-price-to-income ratio, and the rent-price ratio. RYL may go up in absolute terms, but it will certainly under perform the S&P for the next several years as we get through this mess.
