TOL builds to contract with few houses placed on the market, and only as a result of canceled contracts. It builds in the high end, which is helped by the increase in conforming mortgage limits. TOL has it's highest cash position in it's history, and is actually starting to BUY land for future developments.

Right market, right management, right time to buy.
