Apartment companies in general are seeing concessions decrease. I've visted several UDR properties, they have very good quality communities in very good locations. Plus I like dividends.

Demand for apartments is and will be strong for a long time, rents to higher end tenants, which is even better in times liek these, undervalued and nice dividend, simply cant go wrong here

Modified Graham formula (using yearly dividend instead of earning) gives me a fair value of $16.75 which is a 15% margin of safety to my $14.60 starting price. This is also a play on the CAPS rules, since the dividend will reduce my starting price.<...
