i was hoping for a good recession pick here, but debt is just too high and that dividend is going to crumble

My real money is going to Altria, but I'll play with this here. I think it has good potential. I just hupe the dividend doesn't get cut while I'm holding it.

Tabacco always sells, government makes too much off of taxes to mess with it too much. Real estate provides diversification and will be favorable as the market returns. Attractive dividend; good p/e.
