When the real estate bubble burst, AIV rightly deflated. However, it over deflated.
It still pays a decent dividend and has a low PE based on projected earnings.
Most of the people who got out of home ownership (voluntarilay or not) when the bubble burst are renting.

Making money from real estate? The best minds in the business will do well to manage that over the next few months. P/E is awful, P/B too high, and debt/equity terrifying.

Debt is good, plenty of cash flow, glass of wine while you wait (dividend), WAY OFF 52 week highs.
Unemployment high, foreclosures still climbing, people cannot get credit nor afford 20-25% down, ARMs now scare people. People still need a place to stay - so, apartments!

Firesale prices of recent sales shows how desperate things have become. Too much debt. Mgt changes and overpaid execs. Due to cash shortage, they plan to invest less in their biz. Wonder if that attracts more renters or less? They are so low end that autos, Natl Parks and mom's house are where their customers are choosing to live rather than at AIV developments.

AIV has an illiquid balance sheet and a too high valuation compared to its sales potential. Its profitability is decreasing. It distributes an unsustainable dividend.

over leveraged, no cashflow, commercial real estate lags residential real estate, real estate is in the 4th inning. Residential real estate has mortgages resetting like crazy, and commercial real estate is going to have similar problems. Credit unwinding is going to make this stock $ hit the fan. Whatever you think it's worth is wrong. Enterprise value is wrong, value measurables are way off.

Where is this company in 5 years? In major trouble.

I don't know what will happen with the banks as the government bails them out and buys them, and all sorts of corrupt stuff to keep them afloat, and perhaps real estate is next, and the US will buy stock in real estate as well, but right now this is over owned, over leveraged, and over priced.

Those who have lost their homes need someplace to live. Many of them will live in AIV's apartments. Lower homeownership rates may push occupancy rates up.

Great company run by a really smart CEO - when the REIT market gets better this will fly.

This is at a 52 week low.

The REITs are getting hammered. The strong dividend makes holding this while waiting for real estate to take off again not painful.
