There is a lot going right for apartment owners across the country, but not enough to justify current apartment cap rates and not enough to justify the 5.58% FFO yield of this stock. The dividend is a paltry 1.90%. There should be good stability of cash flow with some prospects for rising rents, just not enough to justify the current price of this one.
