As new buyers' purchase less real estate over the next year, REITs like ASN and AVB are well positioned to reap the benefits. There will likely be more demand for rentals, rents will rise and these REITs will benefit.

Major REIT bubble. AVB a part of it. High valuation, low fully taxable dividend. Fundamentals point to a $70 stock.

Low current price as it was affected by REIT decline. Concentrated in markets that historically have high employment, rebound quickly, and have high barriers to entry for new construction.

People need a place to live and Avalon is the least levered of the Apartment Reits. This one should be a steady performer and its about 50% off its all time high. Look for a special dividend coming this Christmas as they will be one of the few REITs to grow and not cut their payout.
