S&P REITERATES STRONG BUY OPINION ON SHARES OF BOSTON PROPERTIES:

We keep our $131 target price, 25.1X our '13 FFO estimate of $5.21 and a premium to REIT peers. We find the recent sell-off in BXP shares as unwarranted in view of positive operating trends. We expect steady leasing activity in the Boston and San Francisco markets to drive occupancy toward 92.5% by '13 year-end from 91.7% at the end of Q1. Also, we look for $1.9 billion in new development projects to be delivered by mid-2014, adding to earnings growth potential. We consider the $2.60 annual dividend, currently yielding 2.6%, as well covered by available cash flow.

Office vacancies are high and rising in most of BXP's markets, with Washington, D.C. being the main exception (for obvious reasons); and dividends are running way ahead of income. Something's got to give, and I think it's going to be BXP's value, as rents and property values begin to erode from lack of demand.

BXP has big exposure to commercial real estate in NYC and Boston as well as other large cities. Although we've seen a major decline in residential real estate, the Commercial RE sector has not yet seen much of a decline. I believe that with the recent turmoil in the financial markets and the rising unemplyment, commercial RE in the large cities will experience a major decline in the next 1-2 years. Although BXP has alrady declined significantly from its peak, the valuations are still high and I expect it to decline much further in the coming year or so.

These properties have always been high end and will not be crushed by the housing market collapse.
