Many saw the early October price decrease of
was simply the subtraction of a massive "dividend" payment to the
shareholders. However, those that aren't familiar with
unwisely assumed that some secret but horrible news had adversely
affected the Market Value to justify the sudden price drop. And that is
simply not true.
The price of PREMIUM HOMES never go down - the demand far exceeds
their supply in Southern California
Indeed, CALC will soon be flipping housing inventory like flapjacks!
Few stock holders live near the Bolsa Chica property. But I do!
Here's what I know but some other REIT investors don't...
A) Unlike megalith home builders like Pulte, Centex or Toll, the Bolsa
Chica development represents the MAJOR holding of CALC.
B) Bolsa Chica is an extraordinary gem, the last of its kind in not
only Ocean Front, but pristine OCEAN VIEW in prime Southern California.
C) Although, Southern California may have an otherwise "price
correction" in the AVERAGE home price, that Bolsa Chica is NOT
"average." It is an exceptional property which will easily sell for the
already low ballpark prices that have been estimated.
D) Buyers are already waitlisted to buy these homes.
E) I predict that the "Options to Buy" on these homes will sell for
huge mark-ups - and as such make the news...
F) As such, the Bottom Line, the Net INCOME for CALC will sky rocket
once a few of these homes start selling early next year! The stock
price will also rocket in ratio to PE, easily to over $40 per share.
G) FYI: CALC has already begun a similar OCEAN FRONT project in Ventura
County. It's two years out but will result in a similar huge bottom
line. This company is a go!
