I can't call a bottom, but the land is around Daytona Beach and the cycle will turn eventually, at which time the stock ill be cheap.

misunderstood, period.

yes if you look on price multiples and such you would think this company is overvalued, as well as declining revenues, etc....

However, the value here is the land. The bull is wrong about $/acre in CTO's vicinity, the bear is closer at around $40k.

Using 1/2 of $40k or $20k, you get a value of $220 mil (11,000 acres x 20k). Add to that the book value of its buildings of about $100 mil. and you get a total of $320 mil.

Current EV is $300 mil. so at today's prices you are getting a company below its intrinsic value.

Trends in florida are still positive for retirees, esp in more affordable communities (i.e. not Miami or the panhandle regions)

On a side note, Wintergreen's purchasing track record of these shares is certainly questionable. He's suppose to be a good value investor, but obviously used the more recent $40k figure to come up with his valuation - without discounting it at all - how stupid!

Anyways...

Worst case @ $20k - company maintains value, 10% upside
Medium Case @ $30k/acre - 50% upside
Best Case @ $40/acre - 100% upside

Mr. Wintegreen, if you propose to buy me out @ $75, i'll take the 50% one yr annualized return over the 10-15% potential over the next 5 yrs!

The value of the land it owns in Florida is not priced into the stock yet. Dirt cheap at these prices.
