I'm watching a group of 20 stocks that are predominately priced at or below fair value based on historic valuations. The portfolio has an above average starting yield of about 3.35% compared to the S&P 500's 1.95%. The portfolio is designed to replicate something I might choose in retirement in order to live off of dividends alone instead of share harvesting and was inspired by a series of articles by Chuck Carnevale . My goal is to not make any changes for at least 5 years unless a dividend is frozen, cut or, I see a golden opportunity that increases current income as well as offers a better than average chance at capital appreciation. The portfolio doesn't need to necessarily beat the market for me to be satisfied with it's performance but I expect it to competitive in both short and longer time horizons as well as generate a rising income stream.

Great play on the move to cloud computing. Servers must be stored somewhere. They specialize in hosting servers - great REIT idea.

This is a reit type company yet is involved with the tech world. It houses huge servers and services users around the world. It reduces space needed for tech equipment, service and hardware replacement for the customers.

This company should expand due to the need to have "cloud" computing for mobile devices. The company is diversified amount clients within its REIT niche.

DLR is the best wholesale data center in the country if not the world. Everyone in the data center world knows and works with DLR. The recent hedge fund manager rant might know a lot more about accounting than me but not the data center market. Many of the 'competition' companies he listed aren't really competition to them and I think some were actually clients.

In my opinion if data centers keep growing and expanding like they have been then DLR will definitely benefit.

Supply for datacenters is stagnant relative to rapid growth of demand. DLR is managing its opportunities of acquisition well and its diverse portfolio and tenants should allow for continued profitability.
