Well run and geographically diversified REIT. Refinanced debt with reasonable maturities over next five years and access to Fannie Mae debt. They cut dividend last year and will have soft 2010 as declining rents flush through income statement , but offer a solid 4% dividend while you wait for market to stabilize. Other good competitors are AvalonBay (AVB). Note: Long EQR.
