Extra SpaceStorage, Inc. is a REIT for all seasons. In good times this fast growing REIT expanding to the West Coast from its regional base, is used by the affluent to store e items due to moving up in scale. In rough times people who must vacate their homes or apartments have to place their belongings somewhere close to the area they will have to relocate to.

I think we've seen small run-ups in the price of shares in these firms beyond what their fundamentals can support. I would characterize the pop in price as speculative, peaking sometime this past March. I think that, going forward, we can expect prices to return to something more closely resembling fair value. In times of transition, people need a place to store their stuff. These guys have done a better than average job of providing attractive space and filling it. The average age of the properties compares favorably to the competition. However, the acquisition of Storage USA resulted in slightly lower asset quality. Although the company has a bit higher leverage ratios than their peers, they are well capitalized with a strong management team that holds over 15% of the company's stock.

Look at the dividend. The only thing they have to worry about is overbuilding. I do not see any competitors lowering prices so the dividend should be secure.

Excellent yield will provide downside protection in a difficult market. Combined with modest 10% EPS growth over a complete market cycle, offers an above average total return. Company has not been as cyclical as the market seems to believe.

This is a well managed company with a plan for sustainable growth and plenty of demand for the forseeable future. I say they kick some butt over the next few years. But I think it will be slow and steady growth as it has been for the last couple of years.
