Franklin Street Properties is unlike your typical REIT. The company is the only unleverage REIT on the main exchanges. It carries no permanent mortgage debt, and thus has little exposure to rising interest rates.

FSP is a REIT that owns 29 properties (28 office buildings and 1 industrial building). The real estate industry is bad now and FSP's financial reflect this. In late 2006, they had over $70M in cash and cash equivalents on their balance sheet. As of 9/30/09, their cash and equivalents is down to $27.6M. Also, their fat dividend is an illusion. They pay out about $2 in dividends for every $1 that they earn; so a dividend cut is due any time now.

The stock's recent run up has been unearned, so it is not likely that FSP will keep pace with the S&P 500.

Undervalued REIT...good time to buy with a consistent dividend and most of real estate in Boston area which has not been hit as hard in the real estate market.

No outstanding mtg hence very little debt.

Strong Balance Sheet.

Dividend is very safe.

Trading below TBV.

Occupancy ratio is at or slighty better than indus avg.

Great and unique bus. model.
