With the continuing aging of the US population these types of REIT will continue to be in demand. This ETF is up 10% over the past year and is paying a 5.2% dividend. If I need to rebalance my portfolio & add to my REIT position this is where my money is going.

Health care and dividend.

Here is the simple truth, as the baby boomers get older they will need health care and nursing homes at an increasing rate. This is the type of stock poised to profit off of this reality.

A simple and easy to understand model. HCN owns senior living properties and medical office buildings. Future industry tailwinds are favorable. The company has stable cash flow and a "fortresslike balance sheet" that should protect against economic downturns. An attractive 6% market yield with fairly stable future prospects, should yield a 9-10% future return with moderate risk factors.

I'm not sure why anyone would be happy with a stock price for a company with a payout ratio above 200%.

A strong player in the Health Care market with a 5 yr record of increasing revenue and earnings. A 6+ percent dividend doesn't hurt eiither.

As boomers get older and retire, more assisted living places, Alzheimer's units, nursing homes and senior housing will be needed. HCN should remain steady and then grow steadily as the population ages. Nice dividend, too!

The sell off in the REIT sector has provided a tasty entry point for the healthcare property segment. This portion of the REIT market is about as detached from the economy as they come, and demographics favor it for years to come. Going bullish on all the best participants.

This is part of a test portfolio I made to weather the current economy.

I tried to pick a small diversified group of companies with high dividends (that I felt would not cut their dividends). I also tried to pick companies that I felt were already oversold. All the picks under this screen name are part of that portfolio.
