With the continuing aging of the US population these types of REIT will continue to be in demand. This ETF is up 10% over the past year and is paying a 5.2% dividend. If I need to rebalance my portfolio & add to my REIT position this is where my money is going.

A simple and easy to understand model. HCN owns senior living properties and medical office buildings. Future industry tailwinds are favorable. The company has stable cash flow and a "fortresslike balance sheet" that should protect against economic downturns. An attractive 6% market yield with fairly stable future prospects, should yield a 9-10% future return with moderate risk factors.
