Individual stocks are getting a little dangerous to short. The slightest whiff of any good news sends the shorts covering. Overall this fool believes the trend will be down through spring of 2010.

America needs homes sonner or later

Home builders are universally overvalued given the decreasing sales, static SG&A and levered balance sheets.

In short if you lever up to buy land you get a levered return to the upside in good markets and in bad markets you get a levered loss.

While increasing home sales will help these guys we're just not anywhere near where we have to be to value builders at or above book value.

This is a safe place to invest your cash vs owning a home builder. If you want diversification in this market and belive that we will have a return in late 2009 of buyers than the Dow Jones US Home ETF is a great buy. Good Luck!
