6.5% yield, well covered currently, they do raise it slowly. I don't like the real estate exposure so this will lag a little behind straight utilities will be the safe haven of choice for retirees who don't want bonds and money market accounts.

Arizona Public Service (APS) provides electricity for most of Arizona and alos sells power to other western states. Concerns are their Palo Verde nuclear plant which has already come under scrutiny after a series of operational problems in the past two years that caused prolonged outages. The outages have cost at least $45 million to buy power on the open market to make up for lost generation. "They have had a problem with human performance, and in properly identifying problems and finding resolution" over the past few years, said Nuclear Regulatory Commission spokesman Victor Dricks, referring to APS. While Dricks said the NRC may put Palo Verde on extra watch, the plant is not a danger to public safety and is operating safely. Pending rate hike request expected for January 1, 2007 which could be catalyst for moving the stock price out of the $38-$48 range it's been stuck in the last 2 years.
