Pays a good dividend and the company continues to grow and expand. The leadership knows the market and posted profits over the last 5 years, when other retailers have struggled.
It has limited debt and very higher re-signing of leases.

I have an OUT perform on this stock. They just did a 2 for 1 split on the stock. I see it stalling for 3-5 months then popping around September time frame. Shares are cheap and I see the price being $35 a share by December and a yeild of 2.92% is enough reason to wait for the POP!

They always tell you to pick stocks that you know really well. I have shopped at tanger outlets for a long time. Outlets are the way to go b/c we consumers think we are getting this great deal on clothes even though we are really not. Who benefits from this increased consumption? The owners of the outlet mall.

this almost has to fall. Factory Malls outside of cities. So reatil that is not convient. Come on.
The only savin grace is that maybe the stores offer some value shopping.

Debt-bloated REITs whose business relies on retailers/consumer spending = SELL. It boggles my mind that people still want to own these things. The dividends won't hold up forever. Check out their SEC reports for yourself (balance sheets don't reflect everything).

Their customers may possibly do decent, but them personally I don't see it. And by their customers I mean the outlet division of the retailers. A lot of debt and commercial real, and their message board on Yahoo is filled with get rich quick schemes, the type of people who would pump and dump penny stocks, I think that says something for the quality of people looking at buying SKT
