While anything with exposure to the oil and gas sector is certainly facing challenges right now, a REIT that has significant exposure to Texas is not as bad a thing as one might initially think. Many parts of Texas are growing by leaps and bounds as the state's favorable tax laws attract tops of new corporations. Speaking from personal experience, one of my company's clients, Toyota, recently pulled up stakes in California to move to Texas.

I like taking advantage of stocks that have been oversold as a result of negative headlines and Tier REIT looks like it might be such a situation. Here's a link to an excellent article on the company by Terrier Investing over on Seeking Alpha. Enjoy!

TIER REIT: Houston Fears Creating Texas-Sized Undervaluation

Summary

- TIER is hated by the market because of its Texas exposure - but while Houston is indeed a challenged market, Austin and Dallas have never been better.

- After speaking to a number of local brokers and analyzing TIER's Texas exposure on a submarket-by-submarket basis, I believe its portfolio is attractive and significantly undervalued.

- Even after assigning a penalizing 9% cap rate to Houston assets, NAV per share is in the $20-21 range - 40% above the current price of $14.50.

- The management team is making thoughtful, risk-averse capital allocation decisions and seems likely to sell the business in a few years.
