I wouldn't buy this stock if I had $800 million to light on fire or an REIT for that matter. A REIT like UDR simply cannot stay in business if they fail to maintain their properties. There is a California class-action lawsuit against UDR launched this month with to date 162 class members for lease illegalities, failure to maintain habitable premises, violations of CPUC and SEC regulations, not to mention hideous treatment of tenants sparking civil rights actions.

Highly leveraged apt REIT....easy financing no longer exists, even through FNMA.

Modified Graham formula (using yearly dividend instead of earning) gives me a fair value of $16.75 which is a 15% margin of safety to my $14.60 starting price. This is also a play on the CAPS rules, since the dividend will reduce my starting price.
Even in a recession, people still have to house themselves.

Demand for apartments is and will be strong for a long time, rents to higher end tenants, which is even better in times liek these, undervalued and nice dividend, simply cant go wrong here

This stock hits clear full year resistance at 26$ Technical analysis aside, I really don't like this space going forward. While apartments seemed a logical alternative to the housing slump, were are going to see higher unemployment rates, and people not being able to pay their rent in the next year ahead, which i feel will negatively impact companies like this.
