*

A residential homebuilder and land developer, building homes and developing land in master-planned communities and infill locations. The Company also designs, constructs and markets single-family & multi-family homes to move-up and luxury homebuyers.

Rating a stock in CAPS consists of three components:

Your call - Will this stock outperform or underperform the S&P 500? Successful picks are measured in terms of whether or not you were correct and by how many percentage points.

Your time frame - A guideline for other members to see whether your thinking is short or long-term. Time frame is also used to calculate the stock rating, but is not used in the scoring of your pick.

Your pitch - Here's your chance to offer more detailed thoughts, analysis, concerns, or the rationale behind your call. The pitch is optional and may be added later.

Each time you rate a stock, CAPS updates the community intelligence for the company, which may or may not change its CAPS rating. For more information, visit the Help tab at the top of the page.

Check out the insider buying on this bad boy. They have been buying like crazy since '05 at $47 per share.

now at $19 they are still buying, and buying even faster. If this company goes belly up at least I will be in good company.

The reason for my pick, dated Oct. 24:

US existing home sales fell 8.0 percent in September as a persistent housing slump continued to weigh on the property market and the world's biggest economy, an industry group said Wednesday.

The National Association of Realtors (NAR) said in a monthly snapsh...More

Strictly a week..they report on Aug 1st...... So one probably needs to get out before that.

I am getting killed in my Financials Hedge theory in CAPS right now - so hopefully this one goes for the ride in this upswing.

Incidentally this is one of the biggest components of ITB - THE builder index as per floridabuilder .......and James(TDRH) has this as a Red thumb. I would too.....

However, 2nd Highest short ratio on float after Beazer

I think I am doing this under compulsion rather than too much conviction - but if Citi comes close to meeting guidance ie 3 Billion in losses tomorrow - expect another up day. And its Option expiration also.

That's the pitch!

1. One damaged company I must admit.
2. It builds, develops, and buys and sells land and houses which is NOT the industry to be in right now.
3. BUT it does it in the right areas in and around Virgina, Washington, D.C., Northern California, Los Angeles, growing places, governmental places.
4. Has more book value per share than share price listed now.
5. Insiders in 2007 and 2008 buying big lots on the open market of the stock still and institutions and mutual funds (A+++) mostly staying in.
6. While their sales and income are negative, I think this one will come out whole on the other side. To the bold, comes the profits.
