Okay ... so I tried a swing short on some of the homies that had popped up a few weeks ago. Most of them worked out for minor gains and a few lost. Now, with the rate cuts, Fed. stimulus, gas going down and whatever else, ... changed my thinking that now is the time to be accumulating home builder...More

May pay the price after the next fed meeting on the 18th, but investors have to realize soon that the fed rate and the 30 year fixed mortgage are decoupled. (Bent's blog) Dropping the fed rate will not help borrowers facing foreclosure and will not offset the higher lending standards.

The price of McMansions will increase at non-linear rates forever, while southwestern exurbs expand exponentially: they can always get more water from the Great Lakes. And if you believe that, I have a McMansion to sell you.

found from my momentum screen

housing is making a come-back -- spec that the sector has hit a bottom. Thanks to the Fed as well for easing rates.

housing prices are low - great environment for increasing volume of sales for homebuilders -- also see PHM -- high momentum within last few days.

Homes are not going to recover this year, but if inflation is kept in check and interest rates stay low, 2009 should be the bottom and housing may begin recovering mid to late 2009.

I have made $$$ on this company in the past when builders were more favorable. I actually like it. It is a GREAT often overlooked company. Unfortuantly, their market is pretty heavy in the south west where it will take years to recover. existing home prices are dropping rapidly in Phoenix and Vegas. However, buying is strating to pick up a bit. New construction will take a while yet to recover.
