Stock is undervalued. Only two ways to be in real estate as a market investor (IE without buying and selling properties yourselves) is to be in the extremely high end luxury accommodation (including hotels), or in the rental market provided your investment targets the appropriate geographic areas. Boston Properties is certainly the former, with top flight property in major cities that have been relatively unaffected by the recession. They are well managed, and they take a measured pace with acquisitions, plus they actively pursue markets with high barriers to entry, making the threat of competition minimal, and dispersed.
