Easterly Government Properties has possibly the safest dividend payment available to public market investors. Easterly focuses on Class A commercial properties leased to mission-critical U.S. government agencies. That essentially means that Easterly’s real estate portfolio is backed by the “full faith and credit of the U.S. government”.
No matter what happens (stock market crash, real estate market crash, bond market crash, raising interest rates, falling interest rates, etc.), the U.S. government will continue to pay its rent payments to Easterly.
Easterly Government Properties is also well-protected during an inflationary environment. Easterly's leases with the government have provisions in which the rent Easterly receives will grow uncapped with increases in the urban consumer price index.
I am a little surprised Easterly Government Properties is not more widely-known among REIT investors. At the time I am writing this CAPS pitch, Easterly's dividend yield is at 7%.
I expect Easterly Government Properties will eventually become more widely-known and find its ways into the portfolios of more REIT investors. Although if Easterly stays relatively-unknown and I can reinvest that 7% dividend for 20+ years, that would certainly be a good outcome as well.

Dealing with the government will always cause nepotism in a bureaucracy to interfere with making the proper business-wise decision. "I feel..." overrules "...considering ALL OF THE OPTIONS AND VARIOUS OUTCOME IMPACTS..." thorough analysis. The secret to proper choices is IN-DEPTH KNOWLEDGE, NOT I FEEL.
