Was going to give this a near-term underperform but after listening to the MF video about how EPR is pivoting away from movie theaters, I think long-term they will be a winner.

Before the pandemic, the growing trend was experiential destinations vs. just going to a restaurant. Obviously, this is the worst idea for a pandemic world. The pandemic will be over at some point.

Because this stock was relatively flat for several years and i think it will move back up to its flatness as we get over covid - probably more like 2 to 3 years out.. but once it get up to 60 to 75 i think it will be time to close it out.
