Premier real estate in NYC is not dying, observation decks (which they own and run) will be going full blast again post pandemic. Bargain price, be patient.

Owns the Empire State Building and other New York and burbs office real estate. Stock is down as the need for office space going forward is unknown. Also, old building are harder to reconfigure as the walls are typically load bearing. With that in mind, the observation tower generates $125m a year in revenue and Starbucks signed a lease to open a 3 story roastery on the ground floor. Over, time New York office space will fill up again as the population grows.
