KB Home (NYSE: KBH)

Thesis: Continuing firm housing demand driven by healthy employment levels, rising household incomes, strong consumer confidence, and continuing limited supply. Rising mortgage rates should spur potential homebuyers to act sooner rather than later.

KB Home acts as the lead general contractor in residential community developments. They hire other contractors to do all of the work. They generally wait until after there is a purchase contract, with appropriate credit approval, before beginning construction on a home. From home sale to delivery is typically five to six months. They have ongoing operations in 35 major markets in seven states.

Debt to capital ratio was 54.7% on Nov 30, 2017, compared to 60.5% on Nov 30, 2016. The Tax Cuts and Jobs Act will require them to take a one-time non-cash charge of $115 million based on an accounting re-measurement of their deferred tax assets. Without this charge, their effective tax rate in 2018 is expected to be about 27%.

2015 delivered 8,196 homes with average sales price $354,800
2017 delivered 10,909 homes with average sales price $397,400

Order backlog at Nov 30, 2017 of 4,411 homes was essentially flat with the 4,420 homes at Nov 30, 2016. Company expects 2018 revenue growth of about 9%, with some improvements in profit margins.

As of Dec 31, 2017 there were 87,048,265 common stock shares outstanding.

Morgan Housel has made the case a few times, with data, about housing starts trailing household formations. In the Bay Area alone I see how many markets are becoming un-affordable and as a recent home-buyer, it was very stressful being outbid in a pool of a dozen offers per house.

Rents are increasing, housing prices are increasing, and the kids are getting older. The demand is there but supply is behind. Accelerated building is around the corner.
