I think a 3-star rating is pretty accurate here...the numbers are good, but there's obviously some real concern on the demand side. Add on future cost increases coming as states replenish their unemployment funds and Lord knows what kind of health care taxes (or what Obama says aren't taxes) and there's some real concerns. I think it's priced reasonably well but with a 2.3% yield it's a nice safe play, and if we do get an upside surprise with hiring then ASF will be nicely positioned.
