PREIT has been slowly transforming itself from a low-quality retail REIT to a much higher-quality REIT. It has put a lot of money into improving well-located properties, primarily in the Philadelphia and D.C. metro areas. The opening of its massive downtown Philly redevelopment project in fall 2019 will be transformational in terms of the average quality of PREIT's properties. Additionally, it is looking to densify some properties with residential or office space.
Despite these positive developments, PREIT trades at a huge valuation discount relative to high-quality mall owners. I expect that gap to narrow over the next few years, driving solid capital appreciation, to go along with an 8%+ yield.

I live near 3 of the malls that they run. On any day you can go in to any of them, and they have a constant stream of people. I don't go anywhere near them during the holidays. Nice and stable.
