In the 2007 film Live Free or Die Hard, the fourth installment of the Die-Hard franchise. The writers concocted a redefined term," Fire Sale" which means," everything must go" where the terrorists perform a full-scale cyber warfare attack to be carried out in a three-prong methodical attack on the county's computer framework.
* First - wreaking havoc in the transportation's infrastructure
* Second - enabling chaos in the financial organizations
* Third - sabotage the utilities architecture
Now to get back to the pitch, the World Health Organization (W.H.O.) announced the end of COVID-19 as a worldwide public health emergency on May 5,2023. The United States President ended the country's COVID-19 as public health emergency declaration on May 11,2023. Canada ended its Country's COVID-19 as public health emergency on the same date as the World Health Organization (W.H.O.) announced theirs on May 5,2023.
Now to get to the topic, majority of corporate, government, institution and etc. whether private or public has issued back to work in office order and has begun ceasing remote work option, while some have headed back to the office many has challenged the order, and some has resorted to litigation resulting in underutilized office and commercial (food services) spaces.
I guess in the end it'll bite the employees when it's time to meet the employers in negotiating wage increase, benefits, duties, and etc. also especially advancements in promotions. In the long run as soon as more office workers are trained to do specialized work that remain in the office those who wish to work remotely will have no choice but to return to office as remote work is phased out.
Another factor that will end remote work indefinitely is when government agencies like C.I.A., F.B.I., N.S.A, and etc. in the United States or C.S.I.S. and etc. in Canada suggests in a matter of securing personnel and enhancing information technology security it's mandatory to operate in a centralized system (office buildings) which is much easier to secure than remote system (spread out and scattered about operations) where securing personnel and information technology security is very questionable.

New York will recover. VNO real estate is some of the most valuable in the world.
Recs
US-based REIT that owns approximately 24 million square feet of office, street retail, and multi-family space in New York City (“NYC”)—as well as nearly 5 million square feet of marquee properties through its ownership of the Merchandise Mart in Chicago and 555 California in San Francisco.
The portfolio is approximately 97% leased, generates nearly $1.0 billion of cash flow annually, with approximately 50% of the NYC value located in the Penn Station sub-market after a multi-year effort to divest non-core assets and spin-off its strip center and Washington, D.C. office platforms into separately-listed businesses (i.e., Urban Edge and JBG Smith Properties, respectively).
It is going to be a big winner from the migration of office tenants to
the west side of Manhattan.
Approximately 25 million square feet of commercial and residential space has been added to this area in recent years through the build out of Hudson Yards and Manhattan West. Further, the success of these projects has shifted the center of gravity in Manhattan, placing the Penn Station sub-market as a critical hub for decades to come—something that will be solidified further if NYC follows through with its announced plans of adding 8 tracks
to Penn Station increasing capacity by another 40%.
Key Holdings in the Penn Station area: Penn One, Penn Two, the Farley Post Office.
Other holdings within the area: Hotel Penn (a 3-star hotel in a 5-star location) that is adjacent to Penn Station and approved for more than 2 million square feet of office development should the right tenant materialize.
